Large international brands supply traction equipment for much new passenger work, while hydraulic and platform-lift suppliers remain common in low-rise, goods and residential applications. The badge matters less than whether the proposed equipment fits the building and whether parts and competent service are available locally.

Which manufacturers make the elevators you are likely to encounter?

Otis, Schindler, KONE and TK Elevator are widely encountered international manufacturers, but they are not the full market. Mitsubishi Electric, Fujitec, Hyundai Elevator, Cibes and regional firms serve particular countries and building types. Product names and availability vary by country, specification and product generation. A smaller maker with a capable local installer can be the sensible choice when a global supplier has no nearby parts stock or service coverage.

The table is a starting point, not a ranking. Ask each bidder which local company will install and maintain the equipment, where replacement components are held, and what happens when the controller or door operator needs diagnosis.

Regional and specialist manufacturers

Home-lift and accessibility suppliers include Cibes, Aritco, Savaria and Stannah. Their ranges can include enclosed platform lifts, vertical platform lifts and compact residential systems. These products are not automatically equivalent to a conventional passenger elevator: travel, speed, enclosure and permitted use can be limited differently under the applicable rules.

Goods and freight work is often supplied by specialists or local companies that configure heavy-duty cars, entrances and controls for warehouses, hospitals and industrial buildings. Some suppliers concentrate on machine-room-less work in restricted shafts or on replacement projects. Check the required duty, load handling, code route and local maintenance capability before treating a specialist product as interchangeable with a passenger lift.

How a model family becomes an installed lift

An elevator model is a configurable product platform rather than one fixed machine. The manufacturer begins with a traction or hydraulic arrangement, then sets permitted travel, rated load, car size, speed, entrances, door width and finishes. The same named family can produce similar-looking lifts with separate controller, drive and door gear choices.

A machine-room-less, or MRL, traction elevator places most drive equipment in the hoistway instead of a separate machine room. It can reduce space needed outside the shaft, yet the building still needs a compliant pit, overhead space, required clearances and maintenance access. Confirm those dimensions from the survey and drawings before selecting the platform.

What to compare between elevator models

  • Car capacity and internal dimensions, including wheelchair, stretcher, goods and tenant-moving needs
  • Travel, speed, number of stops and peak traffic demand
  • Hoistway width and depth, pit depth, overhead clearance and structural loads
  • Door opening width, door type and landing arrangement
  • Parts lead times, obsolescence policy and maintenance agreement terms
  • The code adopted in the jurisdiction where the lift will be installed

The equipment schedule should identify the capacity figure, speed, travel, stops, door type, controller, drive and power supply. Obtain it with the quotation, compare it with the drawings, and ask the contractor to identify exclusions in writing. A new passenger elevator must be designed to the code adopted by its jurisdiction, not simply to a catalogue arrangement.

In North America, ASME A17.1/CSA B44 is the core elevator safety code, while state, provincial and local rules determine what applies to a project. Read the relevant elevator safety codes before accepting a supplier's standard arrangement as a compliant design.

How to identify the manufacturer and model of an existing elevator

Use the car data plate, controller cabinet label, maintenance log and original build records together. Car fixtures and cab branding are weak evidence on their own because modernization often combines equipment from separate suppliers.

  1. Photograph the car data plate from a safe public location and record its installation or serial number.
  2. Ask the building manager for the maintenance log, inspection report and installation documents.
  3. Ask the maintenance provider for written identification of the controller, drive and major safety components.
  4. Compare the records with car branding and modernization paperwork.
  5. Give the serial number to the manufacturer or its authorized local representative to confirm the model family and installation record.

Never enter a machine room or hoistway, climb onto a car roof, or open landing doors to search for a label. Those spaces contain moving equipment and exposed electrical hazards. In the United States and Canada, elevator requirements are generally set through ASME A17.1/CSA B44 as adopted by the local authority.

Where independent service companies fit beside the manufacturers

The original equipment manufacturer, often shortened to OEM, designs and supplies the product family. An elevator company can manufacture equipment, install another maker's equipment, maintain many brands, or perform all of those jobs. The installing contractor and later maintenance provider are often separate firms.

An independent maintenance company can competently service a unit when it has documentation, trained staff and access to the necessary parts. Proprietary controllers, diagnostic software and specialist tooling can limit that access. Ask who can diagnose the controller, obtain components and attend faults within the response time stated in the contract.

A modernization can retain rails, the car frame and a hydraulic jack while replacing the controller, wiring, fixtures and door equipment. The result is no longer a simple example of the original brand even when its nameplate remains in the car.

What a model name leaves out

Model names rarely state the site dimensions, local code, traffic demand and maintenance arrangements that decide whether a lift suits a building. Elevators are assembled for a specific site, so installations from one range can carry distinct components and service histories.

For an existing installation, the controller and door equipment often decide the maintenance problem. Doors account for a large share of service calls because their operators, rollers, locks and protective devices work on every trip. Refitting the cab does not repair a worn door operator or an obsolete controller.

A model family indicates an intended market and engineering platform. It does not itself confirm destination dispatch, a regenerative drive, fire-service operation, vandal-resistant fixtures or a particular door operator. Destination dispatch is a group-control system that assigns passengers to cars before they enter, rather than relying on buttons inside each car.

Standard items such as lamps and some cab fixtures can often be replaced across brands, while controllers, drives, door operators and software are often specific to a product generation. Manufacturers can retain parts for many years, but an obsolete controller or drive can make repairs slow or expensive. A building owner can ask for open documentation, common components and reasonable access to diagnostic information, although no lift is entirely brand-neutral.

Request a written exclusions list with every quote. It should state who pays for builders' work, electrical supply, fire-rated landing doors where required, shaft alterations, permits, testing, finishes and after-hours delivery. These items can sit outside an elevator supplier's headline price.
